Phase I
Constructed 13 buildings simultaneously including 200,270sf of mixed-use development with a 1257 space parking deck in south Forsyth County GA in 18 months. When all others predicted 2 years or more to complete the project (which did not fit the Performa), Ryan lead the team with a multi-critical path schedule driving up to 150 men per day to complete the project on time during the wettest year in Georgia (over 100 rain impact days). By using fast track techniques and hiring the right trade partners, Ryan led the entire development team to a successful completion despite the weather challenges and 180 plan revisions.
Phase II
AJCC was proud to be retained to complete the second phase of building construction producing the first Post Covid hands free, 4 story, 60,000sf, LEED Certified, Class A Office of 2022 with a separate standalone, 22,458sf, 2 story gym. The northern outlet for The Forum Athletic club.
The project was originally scheduled to commence in the fall of 2020, but due to impacts brought on by the pandemic, the build was paused. Ryan worked diligently with the Owner and Architect to develop a post Covid office with hands free everything and clean air HVAC ionization amongst other improvements to create an inviting atmosphere including a hands free skylight lit stairway and operable windows.
Leases were quickly re-established to allow the project to move forward. AJCC worked with the owner, architect and contractor to refine the documents and analyze long lead procurement issues. We then implemented a purchase contract to mitigate material delays and minimize on-site General Conditions. The project commenced in summer of 2021 and occupied December 2022.
Phase III
Located on the Garden Side of the Halcyon development, AJCC managed the design development for sitework and retail construction. This phase went through three different design concepts, first a hotel plus restaurant & retail, then a grocery store plus restaurant and stand alone bank, then to it’s final configuration which consists of building pads for Chik-fil-A (land lease), Chase Bank (land lease), pad ready for a future grocery store (Trader Joe’s) and a one story 12,400sf stick built retail structure that we built now housing Five Guys, Chewy.com and Allcare facing McFarland Parkway.
